White & Sterling Retirement Living is a company dedicated to creating and maintaining an unrivalled retirement community and lifestyle. We offer a sector leading well-being programme whereby our onsite concierge team is on hand to provide you with what you need, when you need it.


Do you have different packages?

Yes, we offer three packages to suit your required needs. All of our packages include the rental cost of your private one bedroom apartment and 24hr emergency monitoring. For a full comprehensive list of offerings across our three packages, take a look at our packages section.


What is the all-inclusive fixed price rental package?

When renting a retirement apartment at Heath House, you will enjoy an all-inclusive package for a fixed price monthly amount of £1,750 that includes:

  1. Your own fully furnished private apartment
  2. Council Tax
  3. Insurance
  4. 2 hours of domestic cleaning per week
  5. 24hr emergency monitoring service
  6. Warden alarm linked to concierge office
  7. Onsite concierge arranging your daily activities
  8. Electricity, heating, lighting and power to your apartment and communal areas
  9. Internet access and Cable TV
  10. Water and sewerage
  11. Upkeep of gardens and grounds
  12. Access to onsite gym, salon, craft room and cinema room
  13. Weekly laundry (Bedding only)
  14. Window cleaning

Is food included?

Our all inclusive package C includes food, toiletries and essentials. If you’d like food prepared by your own personal chef in the comfort of your own apartment, we offer breakfast, half board and all inclusive packages. For full information read through our packages section.


What makes it unique?

White & Sterling Retirement Living is a concept based on giving the over 55s a place of their own (steering away from the conventional care home) where they enjoy an exceptional lifestyle yet use assisted living as and when needed (via Cavell Healthcare).

This is very much a first of its kind in Norwich and goes way beyond what any other remotely comparable Retirement Living apartment complexes have to offer i.e. managers only on site from 9am to 5pm.

This tranquil development within easy reach of the city, includes 17 bespoke apartments designed for independent living, each one finished to a high standard of craftsmanship. Other nice touches include waist high sockets, CCTV in communal areas and an audio visual intercom system (for security).

All the apartments are self-contained fully furnished one bed apartments featuring kitchens, wet rooms (with additional grab bars available), and living rooms from a minimum of 37 sq-m. Fall monitoring services are available 24/7 via our super advanced wristband technology.

Any assisted living or care is conducted within the privacy of each apartment thus reducing the claustrophobic feeling that often accompanies assisted living when taking place within the confines of a conventional care home.

During the day, residents can enjoy all there is to offer for a well-earned retirement, with a choice of activities from watching a film in the cinema room, exercise in the gym, creative activity in the crafts room or, simply relaxing in the day room or one of the two courtyards to indulge in a morning coffee on the terrace, or simply enjoying looking out over the beautifully landscaped gardens.


What is an Assured Tenancy?

An Assured Tenancy offers our customers the benefit of long term security whilst only requiring a commitment for the first 12 months. Should the customer wish to move at the end of the 12 months, they can serve the Landlord with 2 months’ notice upon expiry of 10 months. The notice period is always 2 months thereafter.


Who’s it for?

Residents will be typically those retirees who are fiercely independent and have higher expectations of what they want in retirement. Retirement communities can offer excellent health benefits. Research from the International Longevity Centre has shown that retirement community residents will normally enjoy a more active old age and are healthier than their counterparts elsewhere.

White & Sterling Retirement Living @ Heath House offers apartment dwellers of retirement age the perfect mix of tranquility and peace, privacy and companionship, with a manager on site 24/7 to give residents a peaceful night’s sleep knowing they are in a caring environment.

What will the onsite concierge do for me?

Our concierge team is based on site from Monday to Friday 9:00am to 5:30pm. They are on hand to order your weekly food shop (as well as stack it for you in your kitchen upon arrival), they will also order you taxi’s and takeaways amongst assisting with your day to day chores. We regularly hold daily activities at Heath House which is arranged by the concierge team. They will also coordinate with the freelance hairdresser or barber to come along to the onsite salon to cut your hair and give you a bit of pampering.

Who is the Landlord of a rental apartment?

White & Sterling Retirement Living will become your landlord.


Is there a rent to buy option?

Yes. Our customers tell us they love the idea of trying the lifestyle for themselves without committing to buying. That’s why we’ve introduced our White & Sterling Retirement Living Rent to Buy option, available within the first 6 months of the Assured Tenancy. If you choose to buy you can do so with rental fees credited against the purchase of your apartment.


Can I bring my cat or dog with me if I rent?

We understand how important the companionship of a pet can be, and so you are welcome to bring a well-behaved pet to live with you in your apartment.


What damage deposit is required?

The damage deposit is £1,000. This is payable as part of your move in monies with your deposit protected via MyDeposits. A certificate will be issued within the first 30 days of moving in.

Can I take advantage of all the facilities at the development?

Yes, absolutely. Our model is very much based on convenience and enjoyment so you’re most welcome to get the most out of the onsite gym, cinema room, craft room, residents lounge and stunning landscaped gardens.


Will the rent increase?

No, we realise the importance of planning your finances so the monthly amount of £1,750 will remain fixed throughout your tenancy.


Is any financial assessment required?

Yes – to ensure this option is right for you and affordable in the longer-term there will be standard checks as regulated by the Assured Tenancy Agreement.


Can you assist with the move?

Yes, our onsite concierge team will help you to move into your new retirement rental apartment at Heath House.


What happens if I wish to leave?

You may leave after 12 months’ rental, so long as you give us 2 months’ notice.


What happens if my financial circumstances change and I can no longer afford to pay the rent (for example if one of a couple passes away)?

It’s important that the housing decision you take is suitable for your personal and financial circumstances. We want you to enjoy your new home and not have worries over affordability. Your rent is a contractual agreement between you and your landlord. If you do fall behind with your payments, your landlord will contact you to arrange payment, or agree to a payment plan to suit the circumstances.


Can my family and friends stay at the development?

Your family and friends are more than welcome to stay with you in your home. Heath House also benefits from a family guest suite with an en-suite bathroom, TV, and tea and coffee-making facilities. There is a small nightly charge for this (typically £25). All you do is book it in advance with the onsite concierge team.


Can I get out and about easily when I want to?

The development comprises 17 retirement apartments. There are two car park spaces (reserved for on-site care staff) and several bicycle spaces which are located on the grounds. Heath House is a stone’s throw away from a bus stop which has regular buses to and from the city, and the on-site concierge team can arrange taxis for residents who wish to travel further.

  3. Standard referencing checks will be carried out as regulated by the Assured Tenancy Agreement.

For the same monthly amount, you’re able to pick whether you want the property furnished or unfurnished. If unfurnished, we gladly assist you with the move with our onsite concierge team helping you to install and lay out your furnishings on the day of moving in!
